Blackstone Management Inspectors Desk

Blackstone Management offers our clients monthly full inspections of their community during the months of April to October. As your management company, it is important to us to see that your community is safe and well maintained. We have a full-time staff position dedicated to inspecting the common elements and individual properties in your community in order to maintain the value of your home. We have listed the most common violations that we encounter in order to help you avoid receiving a violation; however, the below list does not represent every possible type of violation. If you have any questions at all please feel free to call our office. Our Customer Service Representatives are highly trained in all areas of property management, including inspections and violations, however, if you still have any questions, ask to speak with your Community Manager or our Inspector for more information.

Noise Completes

Noise complaints are becoming more common throughout homeowners associations and condo associations. Unfortunately, the association board of directors is very limited on what it can do to remedy a noise complaint. We strongly encourage you to talk to your neighbor if possible to remedy the issue however if not you can report a violation through our website and a letter will be sent to the individual letting them know that a complaint has been made however at that point there is no follow up action that the board of directors nor the management team is able to make. We strongly recommend you contact your local law enforcement if the noise continues. For more information check out our latest blog post here


What is Covenant Enforcement?

Covenant enforcement is oftentimes one of the most visible roles of a Homeowner’s Association. We also understand that most homeowners view the covenants as a nuisance, our hope however is that you will find that the covenants are there to help protect the enjoyment of your property and your investment in your home.

In order for every resident of the community to obtain the fullest enjoyment of their private property and common-owned grounds, as well as preserving the property values of the community, certain courtesies and obligations to the other residents must be met. The guidelines were designed to provide detailed guidelines regarding those courtesies and mutual obligations.

In any neighborhood, there is a certain amount of consistency that must be maintained in the appearance of each home and its relation to its neighbors. The covenants will help you in determining what can and cannot be done on the properties in the community so as not to affect the pre-planned appearance of the neighborhood, nor the comfort of each of its residents.

You will find that there are many options open to you as far as home improvements are concerned, and the limitations are not so stringent as to prevent or prohibit your personal comfort. The premise of these guidelines is to keep a consistent, pleasant look to the neighborhood, and to extend proper courtesy to all its residents.

From time to time you may receive a letter from us stating that you are in violation of the covenants. Please keep in mind that a notice of violation is simply a friendly notice bringing the oversight to your attention. We realize that in your busy lives with work and family obligations, the last thing you are thinking about are the covenants which is why we view it as simply a reminder. With that in mind we like to periodically go over some of the more common issues we find while driving through the community. Those are:

  • Power washing
  • Painting trim, garage doors & shutters
  • Maintaining the yard-cut grass, trim bushes & trees
  • Trash cans/recycle bins are to be stored out of public view on non-trash days

While this is of course not a complete list, it gives you an idea of some of the most commonly overlooked items. We hope that you will remember that we are always here to help should you have any questions or problems concerning a letter you receive from us.

One final note: An application for exterior alteration is needed prior to starting any project. If your exterior change is not within the guidelines, then you may receive a letter requiring that the change be returned to its prior style/color.

Remember, we view the relationship between the Association and YOU the members as a partnership! Our hope is that together we make the Community everything you want it to be!

The most common violations:

  • Lawn Care
    Grass should be kept to a height of 3-4”, slightly higher in hot weather. Use fertilizer, weed control and water your lawn to keep it looking healthy all year long.
  • Trash Cans & Recycle Bins
    Trash cans and recycle bins should be kept out of sight when it is not collection day. Store them in the garage, behind the house or keep them well screened on the side of the house.
  • Vehicles
    Inoperative or unregistered vehicles must be kept in the garage or neatly covered. Vehicles must only be parked on concrete or asphalt areas or any suitable parking surfaces but absolutely not on the grass.
  • Boats
    Most communities require boats to be stored in the garage or properly screened behind the house so that they may not be seen from the street.
  • Recreational Vehicles
    Most communities require recreational vehicles to be stored in the garage or properly screened behind the house so that they may not be seen from the street.
  • Siding and Trim
    Vinyl siding may need to be power washed and the house trim may need painting.
