    The Switch Process

Switching is Simpler Than You Think

The #1 reason boards stay with a bad manager is fear of the transition. Here’s exactly what happens when you switch to Blackstone.

     Week 1: Initial Conversation

We learn about your community, your current frustrations, and what you need from a management partner. No obligations, no pitch.

      Weeks 1–2: Proposal & Decision

We send a clear proposal. If it’s a fit, your board votes and provides notice to your current company — we guide you through this process.

      Weeks 2–4: Records Transfer

We handle the file, financial, and vendor record transfer directly. Your board doesn’t have to chase anyone. We’ve done this dozens of times

     Day 30: Up and Running

Your dedicated manager is introduced to residents, systems are live, and your board starts experiencing what responsive management feels like.

    Let’s Talk About Your Community

Already working with a management company? Tell us about your situation and we’ll be direct about whether we’re a fit.

We’ve helped dozens of HOA boards across Maryland, Virginia, and DC switch to  better management.

    Common Questions From Boards Switching

Answers to Real Questions About Switching Boards

These aren’t generic FAQ answers. These are the questions boards ask us during their first call.

A: Yes. We work with your existing vendors if you want to keep them. We don’t require you to switch to our preferred vendor list. Your community’s continuity matters more than our convenience.

A: Most transitions are complete within 30 days of signing. We’ve done this enough times that we have a clear process — including how to handle records requests from companies that aren’t cooperative about releasing them.

A: Most HOA management contracts have termination clauses that allow exit with notice. We’ll review your contract with you and help you understand your options. We won’t advise you to do anything that creates legal risk for your board.

A: No. We coordinate the transition so that maintenance calls, financial processing, and resident support continue without interruption. There’s a structured overlap period to make sure nothing falls through the cracks.

A: We prepare a communication template your board can use, and we help you time the announcement appropriately. Most boards find residents are relieved when they hear a switch is coming.
