Returned Payment & Insufficient Funds (NSF) Policy

Blackstone Management is committed to maintaining accurate and timely financial processing for the communities and properties we manage. To ensure fairness and consistency, the following Returned Payment and Insufficient Funds (NSF) Policy applies to all payment methods, including but not limited to credit cards, ACH/bank drafts, personal checks, and any other electronic or manual payment submissions.

Refunds on account balances of $250 or less are not offered. You will need to adjust your payment schedule to use up the refund in this instance.

Returned Payment Fees

If a payment is returned for any reason—including bot not limited to insufficient funds, closed accounts, incorrect banking information, declined credit cards, or stop-payment requests—the following will apply:

  • A $35 returned payment processing fee will be assessed to the owner’s account per occurrence.
  • Any bank or third-party processing fees incurred by Blackstone Management or the Association/property will also be charged to the owner’s account.
  • Returned payments are considered unpaid assessments, and all applicable late fees, interest, or penalties as outlined in the Association’s governing documents may apply.

Payment Restrictions After Multiple Returns

  • After two (2) returned payments within a 12-month period, the owner’s payment privileges will be restricted.
  • The owner will be required to remit payments only by ACH/bank draft or certified funds (cashier’s check or money order) for a period of twelve (12) months.
  • Personal checks and credit card payments will not be accepted during this restriction period.

Additional Terms & Conditions

  • Returned payment fees and related charges are non-refundable.
  • Blackstone Management reserves the right to reject future payments from any account or payment method that has a history of returned transactions.
  • Owners are responsible for ensuring that sufficient funds and accurate payment information are available at the time payment is submitted.
  • Returned payments may result in temporary suspension of online payment privileges or automatic draft enrollment.
  • This policy applies regardless of whether the payment was submitted online, through the mobile application, by mail, in person, or via a third-party payment processor.
  • Repeated returned payments may be considered non-compliance and may result in additional enforcement action in accordance with the Association’s governing documents and applicable law.

Acknowledgment

By submitting a payment to Blackstone Management or the Association, the owner acknowledges and agrees to comply with this Returned Payment & NSF Policy.
