    Here is how our team helps prepare, lease, and manage your rental property.

    Step 01

    Complimentary Initial Consultation

    We answer your questions and review our services, fees, management contract, your timeline, and local market expectations. You leave with a clearer understanding of property management and your market, whether or not you decide to hire us.

    Step 02

    Preparation for Market

    We estimate the work needed to maximize rent and minimize time on the market, from cleaning, caulking, and painting to larger renovations. Preparation is included in the leasing service; specialty professional labor and materials are charged separately.

    Step 03

    Advertising and Marketing

    Once the property is ready, we market it across a broad network of websites and the MLS, and our agents conduct showings and open houses until a rental application is submitted.

    Step 04

    Tenant Screening

    We review applicants’ credit history, verify income and employment, check prior landlord and personal references, and conduct applicable background screening.

    Step 05

    Lease Execution

    We prepare a lease for the local jurisdiction, including any required condo association attachments. We review it with the landlord and tenant so expectations are clear, then deliver the executed lease to all parties.

    Step 06

    Walk-Through & Move-In

    We coordinate the move with neighborhood or condo requirements. At the walk-through, photos document the property’s condition. We collect the security deposit and hand over the keys.

    Step 07

    Continual Maintenance & Rent Collection

    We monitor the property, perform scheduled maintenance, and collect monthly rent through ACH direct debit. Our team follows up on delinquent payments, responds to emergencies promptly, and coordinates routine repairs.
