What recurring ACH bank drafts and credit card payments authorize, and what owners need to keep current.

By submitting banking or credit card information through the website, you authorize Blackstone Management, its financial institutions, and affiliates to initiate recurring automatic debits for assessments, dues, fees, and other charges approved by your association, subject to the terms below.
Recurring ACH and card payments
You authorize Blackstone Management, its financial institutions, and affiliates to automatically debit your designated bank account or charge your credit card for recurring association assessments, including monthly, quarterly, or annual dues.
This authorization also applies to future assessment changes adopted through the association’s annual budget or otherwise approved by the Board of Directors. A new authorization is not required solely because an approved assessment amount changes.
Submit your designated bank account or credit card information.
Approved recurring charges are processed according to the association’s payment schedule.
Review account statements and update your payment information when it changes.
Assessment amounts may change
Automatic debit amounts may change annually or at other times based on approved association budgets, special assessments, or other lawful charges.
Owners are responsible for reviewing budget notices, assessment communications, and account statements to remain informed about amounts due on their accounts.
Funds and payment information
You are responsible for ensuring sufficient funds are available in the designated account when each scheduled debit is processed. Blackstone Management, its financial institutions, and affiliates are not responsible for overdrafts, insufficient-funds fees, or other bank charges resulting from an automatic debit.
Review your payment information and provide information that is current and accurate. If you change a bank account, credit card, expiration date, or financial institution, promptly update the information through the owner portal or by contacting the office.
Failed payments caused by outdated or inaccurate information remain the owner’s responsibility. Associated fees and charges may apply, including late fees, returned-payment fees, or other enforcement actions permitted by the governing documents.
Cancel before the next scheduled debit
Automatic debit remains in effect until a cancellation request is properly submitted. Submit the request in writing or complete it through the owner portal. It must be received before the next scheduled debit.
Do not assume auto debit has been canceled unless the request has been properly submitted.
Ending ownership does not automatically cancel auto debit. You remain responsible for providing a written cancellation request and managing the automatic payment arrangement in connection with the sale.
Returns, timing, and third parties
Returned or rejected payments
A payment returned or rejected for any reason may be subject to applicable returned-payment fees, late fees, or other charges allowed under the association’s governing documents, applicable law, and Blackstone Management’s standard operating procedures.
Processing schedule
Debit dates are determined by the association’s assessment schedule and applicable payment-processing timelines. Delays caused by banks, payment processors, or holidays are outside Blackstone Management’s control.
Third-party processing
Blackstone Management is not responsible for errors or delays caused by banks, credit card companies, or third-party payment processors.
Authorization & acceptance
By submitting your automatic debit information, you acknowledge that you have reviewed, understand, and agree to these terms and conditions, and authorize Blackstone Management to process payments in accordance with this authorization.
