Refund Policy
Clear guidelines for refund requests involving rent, deposit payments, and homeowners association assessment payments processed through Blackstone Management, our online portals, or third-party payment vendors.
Our refund procedures are designed to help maintain accuracy, consistency, and security when processing payments. Please review the requirements below before requesting a refund.

Incorrect Payments & Overpayments
The payer is responsible for payments submitted to the wrong property or association, as well as amounts paid in excess of what is due. Payment information should be verified before submission.
Minimum Refund Amount
Refunds are not issued for payment amounts below $250.00, regardless of the reason for the payment error.
Payments Made After the Sale of a Property
If a payment is made after the sale or closing of a property, Blackstone Management is unable to issue a refund for that payment.
This includes situations where an owner makes a payment after ordering a resale package, continues an automatic or recurring payment, submits a payment shortly before or after settlement, or otherwise makes a payment associated with an account for a property that has been sold.
Payments, assessments, credits, and account balances associated with the transfer of ownership should be addressed between the seller, purchaser, and title or settlement company as part of the closing process.
Any applicable amounts should be prorated, credited, reimbursed, or otherwise reconciled through the title or settlement company. If you believe you are owed funds following the sale of your property, please contact the title or settlement company that handled your closing.
Ordering a resale package does not automatically stop assessment payments or recurring payment instructions. Owners remain responsible for reviewing and managing their payment arrangements in connection with the sale of their property.
When Can a Refund Be Requested?
A refund request may be submitted only after 30 days have passed from the original payment date. Requests made before that time are not eligible.
How Approved Refunds Are Issued
Approved refunds are issued by check in the name of the property owner shown on the account and mailed to the mailing address currently on file. Refunds are not provided in person or by ACH, credit-card reversal, wire transfer, or other electronic transfer.
One-Time Courtesy Refund
Each owner/account may receive one qualifying refund as a one-time courtesy without a processing fee, provided all other policy requirements are satisfied.
Refund Processing Fee
After the one-time courtesy refund has been used, subsequent approved refunds are subject to a $35.00 processing fee, deducted from the amount being refunded.
Can a Payment Be Moved to Another Account?
No. Payments cannot be transferred between different properties, units, owners, or associations.
Refund Processing Time
Once approved, a refund may require up to 15 business days to be processed and mailed.
